    New high-end homes planned in Kaohsiung’s Nong 16 Special District

    The developer lists a 2030 completion target, while much of the surrounding commercial pitch depends on the unfinished Fubon Aozihdi complex

    KAOHSIUNG — Kuo Yang Construction (國揚建設) has returned to Kaohsiung’s Nong 16 Special District (農16特區), a former farmland-rezoning area in Gushan District that has become an upscale residential and commercial district around Aozihdi Forest Park with a pre-sale housing project marketed around access to parks, rail transport and a large mixed-use development taking shape nearby.

    Housing project targets 2030 completion

    Kuo Yang’s project page lists two residential towers of 19 and 20 floors, with four basement levels and an expected completion year of 2030. The site is at the intersection of Yucheng Road (裕誠路) and Meishu East 1st Road (美術東一路).

    The development offers two-bedroom units advertised at about 66 to 73 square meters and three-bedroom units at about 122 to 145 square meters. In Taiwan, advertised housing areas generally include a share of common facilities, so the private interior area will be smaller.

    The developer is targeting doctors, business owners, technology-sector employees and households looking to move into a newer home, according to the Liberty Times report. Property management is planned through Grand Hi Lai International.

    Neighboring complex remains a plan in progress

    A central part of the location pitch is Fubon Life’s Aozihdi development, built on city-owned land under a surface-rights agreement. The project carries planned investment of about NT$37.5 billion and calls for a shopping center, offices, a hotel, fitness facilities, an urban aquarium and other entertainment uses.

    Plans also include a third Hanshin department store, which would join the existing Hanshin Arena and E Sky Mall retail areas in north Kaohsiung. Those future facilities should not be confused with services currently available in the neighborhood, however, as the mixed-use complex is still being developed.

    The housing site is near Aozihdi Station on the Kaohsiung Metro Red Line, and the C23 Heart of Love River light-rail stop. The Red Line provides a direct connection toward Zuoying high-speed rail station.

    The Liberty Times cited unnamed market sources as saying about 70% of buyers came from the Nong 16 area, while the remainder included customers connected to semiconductor centers in northern and southern Taiwan. The report did not provide transaction numbers, a survey method, or independently verifiable sales data for that breakdown.
