Real estate agents say Gushan remains one of the city’s most active housing markets, driven largely by developments around the Art Museum district and the Aozihdi redevelopment area. The district also benefits from strong transportation links, including the Kaohsiung MRT Red Line, the circular light rail, nearby TRA stations, and proximity to the high-speed rail station in Zuoying.

New projects in northern Kaohsiung are bringing in higher-income workers and dual-income households whose consumption profiles differ markedly from traditional local retail demand.

The Cultural Center district sits in the heart of Kaohsiung’s south-central urban area, benefiting from extensive green space, established commercial services, and strong transport connectivity.

Plans call for a 23-story mixed-use tower with four underground levels, directly integrated with the station’s No. 1 exit in what developers describe as a true “step-off-the-train-and-go-home” design.

Design elements are expected to feature pedestrian platforms connecting station facilities, landscaped open space including a sunken garden, and buildings incorporating smart management systems.

Industry sources in Kaohsiung have confirmed the latest rumors, saying the proposed hotel brand has been upgraded to Le Méridien, which sits in Marriott’s Premium tier. However, the group that owns the property has so far declined to officially confirm any brand partnership.

Foxconn will invest NT$15.9 billion (US$509.94 million) to build its Kaohsiung headquarters in southern Taiwan. That would include a mixed-use commercial and office building and a residential tower, it said. Construction is scheduled to start in 2027, with completion targeted for 2033.

The site is connected via light rail to the Kaohsiung Machinery Plant redevelopment (高雄機廠) and the 205th Arsenal area. Officials expect major changes in the “fourth quadrant” of the circular line within five years.
