KAOHSIUNG — The average appraisal value for home loan applications in Kaohsiung declined slightly in late 2025, though property values in Gushan District (鼓山區) continued to lead the city, according to newly released credit data.
Statistics from the Joint Credit Information Center (聯合徵信中心) show that during the fourth quarter of 2025, there were 4,853 housing loan applications in Kaohsiung, with an average appraisal value of NT$11.91 million, down about NT$236,000 from the previous quarter.
Among Kaohsiung’s districts, Gushan recorded the highest average valuation at NT$20.87 million, making it the only district in the city where the average appraisal exceeded NT$20 million. Other districts with relatively high valuations included Niaosong District (鳥松區) at NT$14.3 million, Qianjin District (前金區) at NT$13.6 million, Renwu District (仁武區) at NT$12.9 million, and Nanzih District (楠梓區) at NT$12.8 million.
Real estate agents say Gushan remains one of the city’s most active housing markets, driven largely by developments around the Art Museum district and the Aozihdi redevelopment area. The district also benefits from strong transportation links, including the Kaohsiung MRT Red Line, the circular light rail, nearby TRA stations, and proximity to the high-speed rail station in Zuoying.
Meanwhile, Niaosong has attracted professionals such as doctors and lawyers due to its proximity to Chengcing Lake (澄清湖) and Chang Gung Memorial Hospital Kaohsiung (高雄長庚紀念醫院). Realtors say the construction of the Kaohsiung MRT Yellow Line (高雄捷運黃線) is also expected to improve transportation access and support property demand in the area.
