KAOHSIUNG — The Kaohsiung City Government has selected a private developer for a major joint development project above Lingya Sports Park Station (苓雅運動園區站) on the Kaohsiung MRT Orange Line (高雄捷運橘線), part of a plan to transform the area into a new mixed-use urban hub.

Plans call for three towers rising 28 and 31 stories above ground with four basement levels. The development will combine office space, a business hotel, retail shops, and residential units in what officials describe as a mixed-use landmark integrating commercial services with sports and recreation facilities. Construction is expected to begin in August 2027 and be completed by October 2033.

MRT Bureau Director Wu Chia-chang (吳嘉昌) said the project will be divided into two main sections. The B site will feature a 28-story office and business hotel tower with four basement levels and approximately 112 hotel rooms alongside office units, totaling about 19,000 ping of floor area. The hotel is expected to serve visitors and performers at the nearby National Kaohsiung Center for the Arts (Weiwuying) (衛武營國家藝術文化中心) as well as visitors to the Highline sports complex.

The C site will include two 31-story towers with four basement levels, combining offices, retail space, and smart residential units with a total floor area of about 43,000 ping. Lower floors are expected to include sports-related retail stores and themed restaurants.
Officials noted that the adjacent A-site development agreement was signed earlier this year and will include housing, public childcare facilities, and sports-related services. The A, B, and C sites will be connected through an integrated design featuring elevated pedestrian bridges linking the station area to the broader Lingya Sports Park complex.

City planners say the project will also connect with the planned “Kaohsiung Highline” green pedestrian network, creating a continuous walking system designed to integrate sports, recreation, and daily urban life. Once completed, the project is expected to become a major commercial and service hub and a new focal point for urban development in eastern Kaohsiung.
