KAOHSIUNG — The average age of Kaohsiung’s tax-registered homes reached 34.41 years in the second quarter of 2026, with Renwu District (仁武區) recording the youngest housing stock and Tianliao District (田寮區) the oldest.
Kaohsiung had 1.171 million residential units on the property-tax roll, according to figures from the Ministry of the Interior’s Real Estate Information Platform.
The measure covers homes classified in property-tax records and is different from the average age of homes sold during the quarter. Under the platform’s statistical methodology, the average is calculated from residential addresses where housing accounts for at least half of the assessed floor area.
Northern districts have newer housing
Renwu had the city’s lowest average at 23.85 years. Ciaotou District (橋頭區) followed at 27.3 years, while Nanzih District (楠梓區) averaged 27.78 years.
Homes five years old or newer accounted for more than 10% of the housing stock in each of the three districts, helping lower their overall averages.
Fongshan District (鳳山區) had about 147,000 tax-registered homes with an average age of 33.51 years. Sanmin District (三民區) had about 148,000 homes averaging 35.36 years.
More than half of Tianliao homes exceed 50 years
At the other end of the scale, Tianliao’s 2,038 registered homes averaged 55.3 years. Of those, 1,081 were more than 50 years old, representing 53.04% of the district’s housing stock.
Neimen District (內門區) had the city’s second-oldest housing stock, averaging 48.23 years.
The citywide figure masks a gap of more than 31 years between the average housing ages in Renwu and Tianliao.
