KAOHSIUNG — Kaohsiung City Government has formally launched the “Station Zone Lots 4 and 5” public–private urban renewal project near Kaohsiung Main Station, with a total planned investment of approximately NT$9.5 billion, to be undertaken by Kindom Development Co., Ltd. 冠德建設 (TWSE: 2520).

The project targets the redevelopment of land directly in front of Kaohsiung Station, a key transportation hub integrating Taiwan Railways, Kaohsiung MRT, and future rail connections. City officials say the goal is to reorganize land use and improve circulation around the station area, while introducing mixed-use functions including commercial, office, residential, and public open space.

According to planning documents, the development will cover roughly 29,000 ping and include a combination of commercial facilities, office space, housing, and shared public areas. Design elements are expected to feature pedestrian platforms connecting station facilities, landscaped open space including a sunken garden, and buildings incorporating smart management systems.

The city government said supporting infrastructure planning is being coordinated in parallel, including traffic flow adjustments, parking arrangements, and public safety considerations. Officials emphasized that the project is part of a broader effort to improve accessibility and land efficiency around Kaohsiung Station, rather than a standalone commercial development.

Once completed, the redevelopment is expected to reshape the immediate station frontage, with planners aiming to create a more navigable environment for transfers, pedestrian movement, and everyday urban use.
