KAOHSIUNG — As northern Kaohsiung continues to absorb new industrial investment and population growth, discussion has emerged over whether the area could support a third Costco-style membership warehouse, with the Gangshan (岡山) 87th rezoning area increasingly cited as a potential location.
Urban development observers note that parts of northern Kaohsiung, particularly the corridor stretching from Nanzih through Gangshan and Lujhu, are entering a new phase of maturation. The continued buildout of TSMC’s Nanzih operations, the launch of the Ciaotou Science Park, and the approval of a new industrial park are bringing in higher-income workers and dual-income households whose consumption profiles differ markedly from traditional local retail demand.
Experts say membership-based warehouses typically require extensive sites capable of handling building footprints, parking, logistics circulation, and long-term expansion. The Gangshan (岡山) 87th rezoning area is often highlighted because it aligns with these requirements. The site offers relatively rare large-scale land availability, proximity to major arterial roads and the Gangshan interchange, and enough separation from older urban neighborhoods.
Any potential project would still depend on zoning conditions, land-use approvals, and coordination between the public and private sectors. Whether such discussions will advance remains uncertain, but the fact that Gangshan is now part of the conversation reflects broader economic and demographic shifts underway in northern Kaohsiung.
