KAOHSIUNG — Applications have opened for 220 social housing units at the Fushan Anju (福山安居) development in Zuoying District (左營區), with monthly rents starting at NT$5,460, the National Housing and Urban Regeneration Center (國家住都中心) said.
The centrally built housing complex is located near Huasia Road (華夏路), Chongjhong Road (重忠路), and Bo’ai 4th Road (博愛四路), about 900 meters from THSR Zuoying Station (高鐵左營站). The building has 12 floors above ground and three basement levels.
The center said the project includes studios, two-bedroom units, and three-bedroom units. Online applications are open through June 22, with a public lottery scheduled for Sept. 17. The earliest move-in date is expected to be Dec. 1.
Rents for low- and middle-income households start at NT$5,460 for studios, NT$9,440 for two-bedroom units, and NT$12,580 for three-bedroom units.
Officials said the site is near Wenxue Park (文學公園), Fushan Plaza (福山廣場), and Chongren Park (重仁公園). It is also about a 10-minute drive from TSMC’s Nanzih campus.
The National Housing and Urban Regeneration Center said 40% of central government social housing units are reserved for economically or socially disadvantaged households. In comparison, the remaining 60% are open to eligible general applicants.
Under recent amendments to the Housing Act, eligibility for family-reserved units has also been expanded. In addition to couples married within the past two years, families with minor children are now included in the category, which accounts for 20% of reserved units. These households may rent for up to six years, while families with preschool-age children may rent for up to 12 years. An additional 8% is reserved for qualifying military, police, and firefighter personnel.
Kaohsiung Urban Development Bureau Director Wu Wen-yen (吳文彥) said the city is also encouraging private landlords to release vacant homes through social housing leasing and management programs. Participating landlords can receive tax benefits, including up to NT$15,000 per month in income tax exemptions per unit, as well as land value tax and house tax rates equivalent to owner-occupied residential properties.
